NEW BUILDS

For new builds it is essential to have a 10 Year Building Warranty if you intend to Sell or Refinance a property that has been built in the last 10 years and does not have a recognised 10 year structural warranty in place.

Lenders will not agree to provide funds without a warranty in place that covers the structure of the property or excludes the owner/lender from potential future liability for structural issues. Without a warranty it will be almost impossible to obtain finance.

 

THE CURRENT MARKET

In the current market, with the uncertainty surrounding Brexit and the forthcoming election, landlords are looking to release equity from existing properties in order to cash in before a potential drop in property prices. Without a building warranty this will not be possible on any properties built in the last ten years.

Similarly, individuals or companies currently building or refurbishing properties and in need of additional finance to complete the final phase of the build, will be prevented from being able to release finance from these projects to enable completion and sale of the units. This is also an issue for those looking to develop in the future.

It is essential in these instances to have a Building Warranty in place to enable a lender to release further funds for the project.

Those lucky enough to own a second home, can help their children on to the housing ladder by taking up the option of releasing equity from the family home. This is now available from lenders who will lend on second homes, which are often new builds bought as buy to let investment properties. Once again without a valid 10 year building warranty in place finance will be impossible to obtain.
