What is a retrospective building warranty?

A replacement building warranty cover is a form of insurance that is taken out on completed homes that have been built, converted, or renovated in the last 10 years. It will cover any defects that might be found in the structure of the property and a warranty must be in place before a purchase is made. If a structural home warranty has not been taken out on the property, then a completed building warranty must be taken out to cover the cost of repairs. It is a requirement for all mortgage and lending companies that a warranty be in place before any sale or remortgage can take place.

 

What does the warranty cover?

The warranty is designed to cover the owner of the property where any structural fault is discovered, and remediation is required. It covers any new build, conversion or major refurbishment including houses, flats, bungalows, and barn conversions. However, the policy only covers properties built, converted, or renovated in the last 10 years, and will not cover any property that is older than this timeframe.

 

What does a typical warranty include?

  • Retrospective Warranty covers the remaining ten years from the date of building regulations approval
  • A one off payment that covers all survey and insurance costs
  • For residential units, there is a £1,000.00 excess per claim per residence
