Granite Building Warranties Limited are a Specialist Independent Broker of Latent Defect Insurance (LDI) to the construction industry  arranging 10 and 12 year structural warranties for new build residential and commercial properties to the construction sector.

In 2008, Ed transitioned into the Latent Defects Insurance (LDI) sector, setting up the LDI team at Evo Insurance. During the recession, Ed worked closely with receivers, successfully resolving complex and distressed sites. His expertise in LDI led to the founding of Granite Building Warranties (GBW Latent Defects) in August 2018. Since then, GBW has specialised in 10-Year Warranties for the construction industry, serving a broad range of clients, including developers, builders, architects, receivers, quantity surveyors, solicitors, and project managers.

As a proud scheme LDI BIBA provider and member of BIBA (British Insurance Brokers’ Association), GBW strives to deliver a professional yet personal service to all of its clients. Customer service is at the heart of GBW’s operations, and Ed’s deep technical knowledge and extensive property network have been key to the company’s consistent growth. His expertise in handling challenging development cases ensures that GBW delivers tailored solutions, no matter how complex the project.

Ed remains committed to driving GBW’s success and maintaining its reputation as a market leader in LDI providing professionalism and an exceptional service in the structural warranty industry.

Outside of work Ed enjoys spending time with his family, walking, and regular visits to the gym, horse racing and Lords.

In 2018, Kelly earned her qualifying Bachelor of Law with Honours, demonstrating her commitment to personal and professional growth. The following year, she joined GBW Latent Defects as the New Business Development Manager, where she played a pivotal role in establishing and growing the company alongside its founder, Edward Bidwell. Her exceptional leadership and strategic vision led to her promotion to Chief Operating Officer in 2021, and she further advanced to the position of Director in 2023.

In addition to her professional achievements, Kelly became a member of the Anglian BIBA committee in 2023 and was appointed Secretary in 2024, further showcasing her commitment to the insurance industry. Outside of work, she is a proud mother who balances her family responsibilities with her personal interests. Kelly enjoys eating out, listening to music, gardening, fishing, and working out at the gym. These hobbies not only provide her with relaxation and joy but also contribute to her overall well-being.

With a wealth of experience and a passion for the insurance sector, Kelly continues to drive innovation and excellence at GBW Latent Defects while embracing her diverse interests and family life.

In her primary role as Personal Assistant to Ed Bidwell, Sarah efficiently manages a wide range of administrative tasks, ensuring smooth operations and effective communication within the team. Her attention to detail and proactive approach have made her an indispensable resource for Ed and the broader organisation.

In addition to her responsibilities as a PA, Sarah has extended her support to the GBW team, where she covers general office requirements and company invoicing. Recently, she has taken on the role of Activities and Events Coordinator, where she uses her creativity and planning skills to organise engaging events that enhance team collaboration and foster a positive company culture.

Outside of the office Sarah is a highly skilled gardener, formally running her own nursery and also enjoys spending time in North Norfolk.
